Steve and Linda Johnson, who are partnering in business while partnering in life, are true leaders among Jacksonville-area builders. They guide, protect, and watch over their customers’ interest during the entire homebuilding process through a very involved presence that includes uncanny communication and responsive service that culminates in a quality home with extraordinary value.

They do it with heartfelt emotion, through a sense of custom home purpose and by innovative creativity. Steve and Linda understand the entire custom design/build process in such a manner that once they interview with a new family, they instinctively know how and where to guide them in developing a new home.

Custom Homes
Customers of Steve Johnson Custom Builders have been talking – the primary niche for the company presently is custom building on private lots. “People have been coming to us over the years because they want us to build them their home. Most of the time, they contact us because one of our homeowners refers them to us,” announces Steve.

That very first meeting between the Johnson tandem and the prospective customer establishes a critical two-way interview situation. “We do the whole design and build process from scratch,” Steve explains. “When they come in, they are interviewing us to see if they want us to build. We are learning about them to see if we are all on the same page. While they’re talking, we’re checking out their desires and emotions about their home not entirely as to what they’re saying, but why they’re saying it. We are looking for the why versus the end result.”

Ultimately, Steve Johnson Custom Builders constructs a home the way homeowners want it built. A family’s particular lifestyle is a primary consideration. “We really listen to their emotions,” Steve emphasizes. “We get the husband and wife and all the kids involved so their home is the place everybody wants to be. And then when the product is finished, they walk in and see reflections of their individuality each family member has their own identity and everybody feels good about their new home.”

Steve Johnson Custom Builders has flourished right along with the industry in Northeast Florida. Both Steve and Linda contributed a real estate background, and Steve had worked with another builder for 11 years.

The company – particularly in the early 1990s and beyond – harvested numerous prestigious awards and became the featured builder for many industry publication articles. Among the awards are:

In addition, Steve Johnson has served as a director of the Northeast Florida Builders Association and chairman of both the Clay Builders Council and the Clay Sales and Marketing Council. In 1996, Steve Johnson Custom Builders was selected as the Clay County Builder of the Year.

While many of the Johnson homes are built on private lots, the company also is providing exciting creations in some of the area’s more preferred communities.

Paradise Moorings on Doctors Lake in Clay County promotes family comfort in a natural setting by offering boat storage and launching facilities, a community pavilion, and nature trails (starting at the mid $300,000 price point).

River Hills Reserve, a gated community of large home sites within Fleming Island Plantation, features golfing, water and nature views, a clubhouse, pools, tennis courts, playgrounds, and schools (beginning in the low $400,000 range).

Whitelock Farms, the exclusive equestrian community in St. Johns County, and Orange Park Country Club are among popular locations where Johnson homes, built on private lots, can be found.

“People buy lots in these places, and then come find us,” Steve acknowledges. “We generally target mid-to-high end residential and waterfront projects that can run anywhere from $350,000 to $2 million. Our customers are typically moving up for the second, third, or even fourth time.”

Florida Builders
On average, Steve Johnson Custom Builders constructs 16-20 homes a year. One particular house features 22,000 square feet under roof, in addition to a 12-car garage.

Steve and Linda are not shy when it comes to testing special construction features. The company has always been an industry leader when it comes to trying innovative things that work. “Sure, we like to experiment,” Steve says. “If we think it’s going to be a successful thing, then we jump on it. If we think it’s going to be a fad or something temporary, then chances are we won’t use it because it will come and go. We want our houses to be more timeless; we want something that is going to span generations.”

Steve and Linda treat each project individually. “We go out and walk the house and feel the house. What we put in one house, we may not put in the next one because it may not feel the same way. Some of these personality-type features just happen.”

Building elegant dream homes represents about 70 percent of the total Steve Johnson Custom Builders’ business interests. The company also completes light end commercial projects – churches, office park buildouts, and mid-sized town homes and apartments. Their son, Craig Moyle, handles a remodeling division that provides sunrooms, room additions, roofing, and siding. And the Johnsons also own Hibernia Realty, the company’s in-house marketing arm.

House building planning

The Johnsons do find time for their three children and three grandchildren. Steve and Linda make time to balance their attention between family, friends and business. “We have found many wonderful friends through the building business and when all is said and done, our friendship still stands,” Steve and Linda proudly exclaim.

As for the future, Steve and Linda Johnson will continue to operate their successful business as true leaders among Jacksonville area builders.
